Designation Definitions

ABR – Accredited Buyer Representative

ABR - real estate designation logoThe Accredited Buyer Representative designation is the benchmark of excellence in real estate buyer representation. This coveted designation is awarded by the Real Estate Buyer’s Agent Council (REBAC), an affiliate of the National Association of  Realtors® (NAR).  The ABR is only given to those real estate buyers agents who meet specified educational and practical experience in representing buyers in real estate.  REBAC offers two professional real estate designations: Accredited Buyer Representative (ABR) this real estate designation indicates a higher level of education and expertise for real estate agents and brokers who represent buyers in an exclusive buyers agency.   As of January 2014, there are less than 50 agents in all of Queens and Nassau County that hold the ABR.

CBR –  Certified Buyers Representative

A Certified Buyer Representative (CBR®) is specially trained to represent the buyers, helping them get the best possible price for the home they desire.


Social media is still relatively new, and evolving every day. An agent with NAR’s e-PRO® certification is dedicated to making the most of today’s social media and technology to help you with your real estate needs, whatever they may be.

e-PRO® is the only technology certification to be officially recognized, endorsed, and conferred by the National Association of REALTORS®.

Agents with NAR’s e-PRO® certification demonstrate:

  • Advanced training in using the latest technology and social media to promote your property or find your next home
  • A clear understanding of the ways that e-office strategies, rich media and social networking can benefit today’s consumer in a real estate transaction
  • Excellence in adopting, implementing, and promoting technology best practices
  • Ethics with commitment to use technology in fair and responsible manner
  • Professionalism by completing an education program designed to keep one’s technical knowledge and skill sets up-to-date



GREEN real estate designationThe GREEN Designation, awarded by the Green Resource Council, is the only environmental real estate designation for real estate agents that is recognized by the National Association of  Realtors®. GREEN indicates a commitment to the most current information on green real estate, including energy efficiency and sustainability in real estate, as well as understanding homebuyers’ concerns and questions about green real estate. Today, more and more homebuyers believe in the importance of high-efficiency heating and cooling features, and other green real estate issues.  GREEN designees are trained in real estate issues pertaining to conservation, energy efficiencies, use of recycled products and progressive energy sources such as solar.

When the National Association of Realtors® introduced the GREEN designation, I was one of the first Realtors® to jump on the band wagon.  As energy prices continue to soar, more homebuyers are discovering that the higher upfront costs of Green Real Estate is usually repaid handsomely in the long run. The Graduate, REALTOR® Institute (GRI) symbol is the mark of a real estate professional who has made the commitment to provide a high level of professional services by securing a strong educational foundation. Buying property is a complex and stressful task. In fact, it’s often the biggest single investment you will make in your lifetime. At the same time, real estate transactions have become increasingly complicated. New technology, laws, procedures and the increasing sophistication of buyers and sellers requires real estate practitioners to perform at an ever-increasing level of professionalism.

GRI designees:

  • Have pursued a course of study that represents the minimum common body of knowledge for progressive real estate professionals.
  • Have developed a solid foundation of knowledge and skills to navigate the current real estate climate—no matter what its condition.
  • Are recognized nationally.
  • Act with professionalism and are committed to serving their clients and customers with the highest ethical standards.


A REALTOR® with the MRP certification understands that when military staff and their families relocate, the services of a real estate professional who understands their needs and timetables makes the transfer easier, faster, and less stressful. The MRP certification focuses on educating real estate professionals about working with current and former military service members which helps their clients find the housing solutions that best suit their needs and take full advantage of military benefits and support that are available.

Service members and veterans who hire REALTORS® with NAR’s MRP certification will have increased confidence that the REALTOR® will understand their specific real estate requirements and processes as well as understand available finance benefits and support.

I started working with Veterans a few years ago assisting the Catholic Charities find suitable rentals for homeless Veterans and felt it was my duty to educate myself more on the programs available to them. Shortly there after, Veterans United Home Loans reached out to me to ask me to assist local Veterans in my service areas to find suitable homes using their VA benefits. Since then, I have successfully closed several dozen homes with VA loans.


RSPSResort & Second Home Property Specialist

resort real estate specialist - designationThe RSPS certification is awarded to Realtors® in resort and second-home real estate markets around the world who have distinguished themselves among peers and among consumers. The RSPS indicates knowledge and skills in the second-home and investment real estate market. Homebuyers and real estate investors seeking a second home may be assured that a RSPS real estate agent / broker is a specialist in second homes in a resort, recreational and/or vacation destination. The RSPS certification is awarded by the National Association of REALTORS®. As of January 2014, there are less than 100 agents in all of New York State with the RSPS designation.

RSSP –  REALTOR Short Sale Professional  

If you purchased or refinanced your home and now your owe more than your home is worth due to the real estate market and are in the need to sell, a short sale may be an option for you. A short sale is a process whereby a homeowner can sell a home and pay off an existing mortgage at less than full value. A short sale can benefit all parties to the transaction. The lender receives a more cost effective solution to the lengthy and tedious foreclosure process, which often results in less money to the lender than the short sale proceeds.


SFR – Short Sales & Foreclosures Resource

SFR - real estate designationThe SFR is the mark of a real estate agent / broker with the knowledge and training to help buyers pursue short sales and foreclosures opportunities. The SFR is awarded by the National Association of Realtors® to those who have furthered their knowledge in the practice of distressed home sales.  In the turbulent times, from as many as one third to one half of all home sales nationwide were in some form of the foreclosure process or had already been foreclosed upon. Realtors® with the SFR certification are a trusted informational resource for short sales and foreclosures. The ability to close short sale and REO transactions depends on the ability to see the transactions through with real estate expertise.

SRES® is awarded to Realtors® who are qualified to address the real estate needs of consumers age 50+. The SRES® Council awards this designation to those who have demonstrated the necessary knowledge and expertise to counsel clients age 50+ through major real estate transactions – relocating, refinancing, or buying a retirement home/condo. SRES® signifies special training, updates and preparation to offer the real estate options and information needed for those making life changing decisions in real estate.

 Seller Representative Specialist (SRS) 

The Seller Representative Specialist (SRS) designation is the premier credential in seller representation.  It is designed to elevate professional standards and enhance personal performance.  The designation is awarded to real estate practitioners by the Real Estate Business Institute (REBI) who meet specific educational and practical experience criteria.
